Stop Work Order Removal in NYC — Plumbing Compliance

Construction is halted right now.

Every day a stop-work order stays active, your project bleeds money — idle crews, delayed timelines, carrying costs. Getting it lifted requires corrective action, DOB re-inspection, and in many cases a Licensed Master Plumber's certification that the plumbing scope is compliant.

Call (718) 835-3555 — do not wait and do not submit a form. We prioritize stop-work cases for same-day response.

How a Plumbing-Related Stop Work Order Gets Issued

DOB issues stop work orders (SWOs) when inspectors discover conditions that require immediate correction before work can resume. Common plumbing-related triggers include:

  • Work performed without a permitplumbing alterations, gas line work, or drain/waste/vent rough-in performed without a DOB plumbing permit
  • Non-compliant installationswork in progress that doesn't conform to the permitted scope or doesn't meet NYC Plumbing Code
  • Unauthorized deviation from approved plansplumbing rough-in that differs from filed plans
  • Unsafe conditionsopen gas lines, improper venting, or conditions that present a hazard to occupants or the public

The SWO stays in effect until all conditions of the order are met, corrective work is completed, and DOB re-inspects and signs off.

What It Takes to Get a Stop Work Order Lifted

  1. 1

    Identify the specific conditions

The SWO document identifies what triggered the order and what must be corrected before work can resume.

  2. 2

    Corrective filings (if applicable)

If the trigger was unpermitted work, after-the-fact permits may need to be filed by a Licensed Master Plumber before inspections can proceed.

  3. 3

    Corrective work

Bring all plumbing conditions into compliance with the NYC Plumbing Code and the filed permit scope.

  4. 4

    DOB re-inspection

Schedule and pass the required re-inspection(s).

  5. 5

    SWO lifted

DOB removes the stop work order and work can resume.

The timeline from SWO issuance to lifted order depends on the severity of the triggering condition, the complexity of corrective work, and inspection scheduling. Emergency scheduling is available for projects under the most time pressure.

Why You Need a Licensed Master Plumber Specifically

After-the-fact permit filings, gas line corrections, and drain/waste/vent work that triggered an SWO all require a Licensed Master Plumber to file permits and supervise corrective work. DOB will not issue a sign-off on a plumbing-related stop work order without an LMP's involvement. Attempting to resolve a plumbing SWO through unlicensed work creates additional violations and extends the order.

For GCs and Project Owners

Austin Plumbing works directly with general contractors and project owners who need emergency plumbing compliance support. If a plumbing subcontractor's work triggered the SWO, we step in as the Licensed Master Plumber of record, assess the non-compliant conditions, file corrective permits, perform the work, and get you back in the field.

Time is money. Call (718) 835-3555 now.
